Process

ILLUSTRATION
You complete the Fact Find and sign the Terms of Business. We will go to the market to get a wide variety ofquotes to suit your requirements. 

DUE DILIGENCE
Having decided on the Lender that suits your strategy, we will complete background KYC and AML checks, requiring access to personal documentation. 

APPLICATION
Having captured any additional information, we will charge our initial fee and complete the Lender application forms, submitting required documentation. 

DECISION
Based on the information submitted, the Lender will provide a formal decision-in-principle (DIP),subject to valuation and legal being signed off. 

VALUATION
The Lender will obtain quotes from valuers and present these to the client. These tend to vary significantly in price and availability. 

OFFER
Our offer fee is due on receipt of the valuation following the issuance of the lenders' formal offer. If the valuation is above or below expectations, the Lender may revise their offer. 

LEGAL
Solicitors acting on behalf of the Lender and the buyer will coordinate about the conveyancing process, adding the charges on the property, and agreeing on formal terms for the loan repayment. 

COMPLETION
Having formalized and signed all paperwork, the Lender will disburse the funds to the account of the borrower.
